Stamp Duty and Registration Charges in Gujarat (2026): What You Will Actually Pay

Almost every buyer we meet has budgeted for the flat and not for the paperwork. Stamp duty and registration are not small line items - on a ₹75 lakh home they are roughly the cost of a small car. Here is exactly how they work in Gujarat.
The two charges
There are two separate government charges when you register a property in Gujarat:
Stamp duty - 4.9% of the property value. This is made up of the basic stamp duty plus the applicable surcharge.
Registration fee - 1% of the property value.
So for most buyers the combined figure is 5.9%.
The exemption a lot of buyers miss
If the property is registered in the name of a woman as the sole owner, the 1% registration fee is currently waived.
The detail that catches people out: this applies to sole female ownership. The moment a male co-owner is added, the full 1% applies again. Joint ownership between a husband and wife does not qualify.
This is worth an actual conversation with your family before you sign, not after. On a ₹75 lakh home it is ₹75,000 - and there are tax and succession implications either way, so it is a decision to take with your CA rather than on the spot at the sub-registrar's office.
Worked examples
On a ₹60 lakh home:
Stamp duty at 4.9% - ₹2,94,000
Registration at 1% - ₹60,000
Total - ₹3,54,000 (or ₹2,94,000 for a sole female owner)
On a ₹1 crore home:
Stamp duty at 4.9% - ₹4,90,000
Registration at 1% - ₹1,00,000
Total - ₹5,90,000 (or ₹4,90,000 for a sole female owner)
The part that surprises people: jantri rate
These percentages are not applied to what you paid. They are applied to whichever is higher - your agreement value or the jantri rate.
The jantri rate is the government's own guideline value for that location, revised periodically. If you negotiate a good deal and buy below jantri, you still pay duty on the jantri figure. If you buy above it, you pay on what you paid.
Two practical consequences:
Ask for the jantri rate of the specific property before you finalise your budget. Any developer or advocate can pull it. It removes the single most common surprise at registration.
Jantri revisions change your cost. Gujarat has revised jantri rates sharply in recent years. If a revision is announced between your booking and your registration, your duty goes up even though your price did not.
What else sits on top
Stamp duty and registration are the big two, but budget for these as well:
GST - applicable on under-construction property, not on ready property with a completion certificate. This is one of the real financial differences between buying ready and buying under construction.
Legal and documentation charges - your advocate's fee for title verification and drafting.
Loan processing fee - typically a percentage of the sanctioned amount, often negotiable.
Maintenance deposit and society formation charges - collected by the developer, usually at possession.
Parking, club membership and infrastructure charges - these vary widely between developers. Ask for them in writing at booking stage, not at possession.
A useful rule of thumb: plan for 8-10% of the property value on top of the price for everything combined. If it comes in under that, good. If you have not planned for it at all, it becomes a scramble at exactly the wrong moment.
How to actually pay it
Gujarat's registration process runs through the GARVI portal, and duty is generally paid electronically before the appointment at the sub-registrar's office. Both buyer and seller need to be present with photo ID and PAN, along with two witnesses.
Most developers, including us, will walk you through this. It is a standard process, but it is worth understanding rather than simply signing where you are told to.
One honest caveat
Rates and exemptions change with state budgets and notifications. The figures here are current as of 2026, but before you commit money, confirm the applicable rate for your specific property with your advocate or at the sub-registrar's office. Anyone who tells you a number without checking - including a developer - is giving you an estimate, not a fact.
