Survey number, 7/12, zone certificate and the current government rate. Read them first, then decide whether the drive is worth it.

We carve out your piece

You are buying a portion of a larger holding, so the boundaries of your piece are fixed and agreed before anything is registered.

Take the papers to your own lawyer. Any seller who discourages that is telling you something.

Nobody is born knowing what a 7/12 is.

What is a vigha?

A unit of land area. In Ahmedabad district one vigha is 16 guntha, or 17,424 sq ft - about a third of an acre. It is not the same size everywhere in Gujarat, so we always print the square feet beside it.

What does NA mean, and why does it matter?

Non-agricultural. It means the land has been officially converted from farm use to building use. Without it you cannot legally construct, and getting the conversion done yourself takes months with no guarantee.

Can I buy agricultural land?

In Gujarat, generally only if you are already an agriculturist - someone who already holds farmland in their own name. If you are not, look at the NA parcels instead. We will tell you plainly which applies to you.

What is jantri?

The government's own minimum value for land in an area. Stamp duty is charged on the higher of the jantri and what you actually pay, so it sets a floor on your registration cost. It is not the market price.

What is a 7/12 extract?

Also called satbara. The main land record: who owns the land, how big it is, and any loan or dispute registered against it. It is the first document to read and the one we send first.

Do I have to buy the whole parcel?

No. We hold larger parcels and sell portions out of them. Each listing shows the smallest piece we will carve off and how much is still unsold.
