- How to Buy

From the first callto the front door key.

Buying a home shouldn't feel like a maze. Here is exactly what happens at every stage - enquiry, booking, paperwork, loan, registration and possession - explained simply, with nothing assumed and nothing hidden.

- The complete process

Booking to possession, eleven steps.

This is a real sequence - each step depends on the one before it, so the numbering here means exactly what it says. Timelines are typical, not guaranteed; your Resset relationship manager will confirm exact dates for your specific unit.

01

Enquiry & shortlist

Day 1

Call, WhatsApp, or fill the contact form. Our team understands your budget, configuration and corridor preference, then shares matching options across our live projects.

02

Site visit & unit selection

Day 1–7

Walk the site or a sample residence, review the floor plan and tower placement, and pick the specific unit and floor that fits you.

03

Booking amount

On selection

A booking amount (typically 5–10% of the unit value) secures your unit and takes it off the market. You'll receive an official booking receipt and an allotment letter.

04

Document & RERA verification

Before next payment

Before you pay anything further, verify the project's RERA registration number on the GUJRERA portal - it confirms approvals, the promised possession date, and that your payments are protected.

05

Agreement for Sale

Within 2 weeks

A formal Agreement for Sale is signed, listing the unit, carpet area, payment schedule, specifications and the committed possession timeline - as mandated under RERA.

06

Home loan (if applicable)

Parallel step

If you're financing the purchase, this is when you apply. We coordinate directly with partner banks for document pickup, valuation and sanction - most buyers hear back within 7–15 days.

07

Construction-linked payments

Through construction

The remaining amount is paid in stages tied to construction milestones (plinth, slab, brickwork, finishing) - not as a lump sum. You only pay for progress you can see.

08

Stamp duty & registration

Near possession

Near possession, stamp duty and registration charges are paid and the Sale Deed is registered at the Sub-Registrar's office - the final legal step that makes the home officially yours.

09

Final inspection

Possession week

Before handover, walk the finished unit with our team. Snags, fittings and finishes are checked and signed off together, on record.

10

Possession & keys

Possession day

Keys are handed over along with your completion certificate, occupancy certificate and all unit documentation. You're home.

11

Society formation

Post-possession

Once enough units are handed over, the developer transfers common areas and amenities, and residents form a society to manage maintenance going forward.

- Quick answers

A few things buyers always ask.

How much do I need to book a unit?

A booking amount, typically 5–10% of the unit value, secures it. The exact figure depends on the project and is confirmed before you pay anything.

Are payments linked to construction?

Yes. Beyond the booking amount, payments follow a construction-linked plan - you pay as milestones (plinth, slab, finishing) are completed, not as a lump sum.

Can I get a home loan through Resset?

We don't lend directly, but we coordinate with partner banks to make document pickup, valuation and sanction faster - most buyers hear back in 7–15 days.

What happens if possession is delayed?

Under RERA, developers are bound to the possession date stated in the Agreement for Sale. If it's missed, buyers are entitled to compensation as per the Act.
