How to Check a RERA Number in Gujarat (And What to Look For)

This takes five minutes and it is the single highest-value thing you can do before parting with money. Most buyers never do it.
What RERA registration actually means
The Real Estate (Regulation and Development) Act requires developers to register projects above a certain size with the state regulator before advertising or selling them. In Gujarat that is GujRERA.
Registration means the developer has filed the land title, the approvals, the layout, the completion timeline and the financials with the regulator, and that 70% of the money collected from buyers must sit in a separate project account and be used only for that project.
It is not a quality certificate. A registered project can still be built badly or delivered late. What registration gives you is disclosure and a route to complain. Both matter.
How to check it
Go to the Gujarat RERA portal at gujrera.gujarat.gov.in. Type it into the address bar yourself rather than following a link a salesperson sends you.
Find the registered projects search. You can look up by RERA registration number, by project name, by promoter name or by district.
Enter the registration number from the developer's brochure, hoarding or website. Every advertisement is legally required to carry it.
Open the project listing.
If the number returns nothing, that is your answer. Stop and ask the developer for a written explanation before you go further.
The five things to actually read
Getting a result is not the end of the check. The listing is where the useful information is.
1. Does the name match? The promoter name and project name on the portal should match what is on the agreement you are being asked to sign. A mismatch - a different company, a slightly different project name - needs explaining before anything else.
2. What is the declared completion date? This is the date the developer committed to the regulator. Compare it with the date the sales team gave you. If the salesperson says December 2027 and the portal says December 2028, believe the portal - and ask why they differ.
3. Has the project been extended? Extensions are visible on the portal. One extension is not unusual. Repeated extensions are a pattern, and a pattern is information.
4. What are the quarterly progress updates? Developers must file periodic updates on construction progress. Read the last few. A project that has been at the same stage for three quarters is telling you something the site visit will not.
5. Are there complaints against the promoter? The portal carries orders and complaints. Search the promoter name, not just the project name. A developer's track record across their other projects is the best predictor of how yours will go.
Also check the approvals
While you are on the listing, look for the uploaded approvals - the layout plan, the building plan sanction and the commencement certificate. If the project is being sold before the commencement certificate exists, you are taking on a different level of risk and should know that going in.
What to do about "registration under process"
You will see this. It can be genuine - the application is filed and the number has not been issued yet.
What it should never mean is that you pay money now.
Under the Act, a project that requires registration cannot be advertised or sold before it is registered. If a project is at this stage, the reasonable position is: happy to see the plans, happy to keep in touch, will book when the number is live and I can verify it myself. Any developer acting properly will accept that without argument.
Your rights once registered
If a registered project fails to deliver on its commitments, you have specific remedies under the Act - including the right to compensation for delay, and the right to complain to the regulator rather than only to the developer. There is an appellate tribunal above the authority.
Knowing this changes the conversation. You are not asking for a favour when you ask for a timeline in writing.

A developer who is comfortable telling you to go and check is usually a developer with nothing to hide. Apply that test broadly.
